As of June 2025, we are an accredited member with the National Home Watch Association—a distinction that confirms proper insurance, bonding, background checks, and adherence to the industry’s best practices. 

Understanding Home Watch

What is Home Watch?

Home Watch is best defined by the National Home Watch Association as “a visual inspection of a home or property, looking for obvious issues.” That is the core of what we do.

In practice, Home Watch means having a real person regularly checking on your home while you’re away—whether that’s for a few weeks, an entire season, or most of the year.

Vacant homes, especially in Florida, don’t stay “static.” Systems sit idle. Humidity builds. Small issues go unnoticed. Things that would be easy to handle if you were home can quietly turn into expensive headaches.

During a Home Watch visit, we walk the property, confirm everything appears as it should, and test key systems—running water, checking the air conditioning, and checking doors, windows, and visible components. We also notice the small things: unexpected packages, overgrown landscaping, doors left unlocked, or activity that doesn’t belong.

Thermostat Settings Caused Home to Overheat

A homeowner had a Nest thermostat that came with the house and was never adjusted. While they were away, the home reached 88 degrees because the thermostat automatically entered an “away” mode that wasn’t properly configured and had no upper temperature limit. During a visit, we identified the issue, reviewed the settings, and explained how the system worked. The thermostat was corrected, and the homeowner now understands how to manage it going forward.

Severe Bug Infestation Traced to a Hidden Window Failure

During a visit, we found a heavy concentration of insects inside the home near a window — far beyond a normal pest issue. Although the home received regular pest treatments, further inspection revealed the window was improperly sealed and the frame had begun to rot, allowing bugs to enter freely. We coordinated immediate treatment to address the infestation, then worked with the homeowner to replace the window. The issue has not returned.

Low Water Pressure Caused by a City Supply Issue

During a home watch visit, we noticed low water pressure throughout the house. Individual faucets worked briefly, then pressure dropped, and the home struggled to run more than one fixture at a time. After confirming the home’s plumbing was functioning properly, we contacted the City of St. Augustine. The city determined that while street pressure was normal, water volume to the home was not and corrected the issue on-site at no cost to the homeowner. Without regular visits, this problem would likely have gone unnoticed until the owner returned.

HVAC Drain Backup Shut the System Down

A homeowner noticed their thermostat reading 85 degrees despite being set much lower and contacted us right away. When we arrived, the HVAC system had shut itself down after the drain line clogged and the drip pan filled with water. While this prevented flooding, the system being off would have allowed the home to overheat and likely develop humidity or mold issues if left unchecked. We removed the water and coordinated with an HVAC professional to clear the drain and restore operation.

Wind-Driven Rain Entered the Home After a Hurricane

After Hurricane Milton passed through the area, we checked on a customer’s beachside home and found wind-driven rain had pushed water through a sliding glass door. Although there was no storm surge and the structure was not flooded, a wool rug and portions of the living room floor were soaked, with moisture extending into the kitchen. We removed furniture, lifted and relocated the rug to prevent damage to the wood flooring underneath, dried the affected areas, and coordinated cleaning before the rug was returned. Left unattended, the moisture would have caused permanent damage.
