New Construction Doesn’t Mean No Problems
This is the thing that surprises our customers most: newer homes — especially those built between 2020 and 2023 — have a meaningful rate of first-year issues that full-time residents catch and resolve naturally. Part-time owners and future residents don’t have that advantage.
The most common things we find in this area: paint failures and construction-era mistakes left unaddressed (paint on window trim from the original build, for example), door and cabinet misalignment, trim that repeatedly detaches, improperly sealed exterior electrical fixtures, and exhaust fans that have started making noise. These are all routine — and many are warranty-eligible — but only if someone documents and flags them in time.
The one-year builder warranty is one of the most valuable things a new construction buyer has, and it’s only useful if someone is there to use it. We document everything we find with photos and written reports, building a record from the first visit so you have evidence when it’s time for your warranty inspection — not just what you can see on the day you arrive.
We’ve also encountered more serious situations in newer homes. For example, a ceiling leak in a 6,000+ square foot home built in 2022. Multiple contractors came through and the source was never definitively found. But we caught it early, moved all furniture out of the affected room before any damage occurred, and maintained communication throughout. The leak hasn’t returned. Nothing was lost. That’s what early detection looks like in practice.
