Accreditation & Home Watch Definition
“Home Watch is defined as a visual inspection of a home or property, looking for obvious issues.” This official NHWA definition reflects the core of our service. As of June 2025, we are an accredited member with the National Home Watch Association—a distinction that confirms proper insurance, bonding, background checks, and adherence to the industry’s best practices.
There are two versions of this situation, and we see both of them regularly.
The first: you bought a home in Northeast Florida before you’re ready to move. Retirement is a few years out, or you’re waiting on a job transition, school schedules, or the right time to make the move. In the meantime, the property is yours — it just needs to be watched.
The second: you moved out of Florida for a job or a life change, and you’re not ready to sell. It’s not a great time to put it on the market. You’re not sure if you’ll come back. The house is full of your belongings and not exactly ready to rent. So it sits.

A home nobody is living in develops problems differently than an occupied one. There’s no one to notice the HVAC making a new sound, the guest bathroom faucet that’s been dripping, or the gap under the back door that appeared after the last cold snap. These get caught naturally when someone is home. They become expensive repairs when they don’t.
For homeowners in the St. Johns and World Golf Village area with newer construction, the warranty window is a critical concern. Builder warranties — typically one year — are only valuable if someone is there to document and flag issues in time. Paint failures, door and cabinet misalignment, improperly sealed exterior fixtures: we find these things regularly in homes built over the past few years. Our visit reports and photos create the record you need to make warranty claims stick.
For homeowners who’ve left Florida, we become the local presence the property needs. Vendors need access? We coordinate. Something needs attention? We handle it and report back. An HOA sends a notice? You hear about it from us. We’re not managing the property — we’re watching it and making sure the right things happen when they need to.
A ceiling developed a mysterious leak in a newer home — one that multiple contractors investigated without finding a definitive source. We caught it on a routine visit, moved all furniture out of the affected area before anything was damaged, and stayed in communication throughout the process. The leak hasn’t returned. Nothing was lost. Early detection and a clear head make a real difference.
In another case, we identified a door alignment issue during a routine home check — a gap significant enough to invite insects in — documented it with photos, and the homeowner filed a successful warranty claim without ever having to fly down.
These aren’t exceptional situations. They’re what happens in homes that aren’t being lived in, in a climate that doesn’t forgive neglect.
