Home Watch Services for Relocating Homeowners — Northeast Florida

There are two versions of this situation, and we see both of them regularly.

The first: you bought a home in Northeast Florida before you’re ready to move. Retirement is a few years out, or you’re waiting on a job transition, school schedules, or the right time to make the move. In the meantime, the property is yours — it just needs to be watched.

The second: you moved out of Florida for a job or a life change, and you’re not ready to sell. It’s not a great time to put it on the market. You’re not sure if you’ll come back. The house is full of your belongings and not exactly ready to rent. So it sits.

A home nobody is living in develops problems differently than an occupied one. There’s no one to notice the HVAC making a new sound, the guest bathroom faucet that’s been dripping, or the gap under the back door that appeared after the last cold snap. These get caught naturally when someone is home. They become expensive repairs when they don’t.

For homeowners in the St. Johns and World Golf Village area with newer construction, the warranty window is a critical concern. Builder warranties — typically one year — are only valuable if someone is there to document and flag issues in time. Nothing was lost. Early detection and a clear head make a real difference.

In another case, we identified a door alignment issue during a routine home check — a gap significant enough to invite insects in — documented it with photos, and the homeowner filed a successful warranty claim without ever having to fly down.
